We’re on the look-out for new tenants who may be interested in building their own business with us. We have pubs situated around the North-West of England covering Cheshire, Lancashire and North Wales. We’ve been going since 1863 so we’ve got a long history of running pubs and an experienced head office team who are there to support you and maximise your pub’s potential. With a Hydes Tenancy you’ll receive the very best support in regard to marketing and utilities advice to ensure you’re set up for success along with an ops manager who’s there to assist you.

Our tenancy agreements provide so much more than a job! It’s your home, your own business and a way of life. Hydes tenancy agreements come with tailored support and training to meet your needs. Hydes tenancies are based on a 1 year rolling agreement with rent reviews every three years. The rent includes a fully furnished trading area. We will repair and maintain the building including fixtures and fittings.

As a Tenant where you rent a pub from Hydes and are tied to purchase certain products from us. You are free to source your own supplier for packaged beer, wines, spirits and minerals. Together with the Code of Practice published on our website, this document is intended to give you a good insight into what is involved and what you can expect.

ACCOMMODATION

On Site Accommodation is provided as part of the tenancy agreement.

SUITABLE APPLICANTS

Whether you’re an experienced operator or aspiring to run your own pub we’d be interested in hearing from you. We are looking for a commercially astute individual or couple who enjoy being part of the local community. To take a tenancy with us, you must have a personal alcohol license and have completed your PEAT (Pre-Entry Awareness Training) before the tenancy commences.

You will have a talent for driving sales, a passion for cask ales and the ability to control the business in order to maximise your profits and have the necessary skills to run an effective food operation.

Applicants also need to be ‘hands on’ and able to provide strong and visible presence within the business.

FINANCIALS

One of the most important factors to consider when thinking about taking on a tenancy is the financial costs involved in getting up and running, and then on an ongoing basis.

The below helps to illustrate the typical costs for this business, together with typical sales volumes. These figures are intended as a guide only at this stage, and may be subject to change.
We'll also support you by spreading the cost of your first two beers orders over the first 10 months. (Ts and Cs apply.)
